Job Description
    The Project Manager oversees all aspects of the project and is responsible for co-ordination and completion of the project and to this end will perform a variety of tasks. Tasks include analyzing drawings, specifications and addenda, setting deadlines, establishing schedules, procuring materials, tools & equipment, and monitoring and documenting progress of the project. The Project Manager may be responsible for more than one project at a time.
Qualifications
    The ideal candidate will have the following attributes: - Manage 10-30 ongoing projects from cradle to grave - Work with Accounting to track budgets, allocate billable hours, schedule invoices, while keeping to contract. Coordinate and meet with architects, inspectors and internal resources to ensure and enforce schedule is maintained and deadlines are met on-time. - Maintain good relationships past/current clients through email/text/phone calls; during open jobs and following up for future projects. - Attends weekly sales meetings to review the status of new and completed bids and to receive new assignments. - Promotes the company by attending trade association functions and cultivates customer relations through various means such as lunches, golf, fishing / hunting outings and personal visits. - Attends pre-bid meetings as necessary and forwards minutes and pertinent information to the estimation team. - Analyzes drawings, specifications and addenda to determine full scope of work. - Anticipates jobsite working conditions such as working heights and difficulty of material installation and reviews take-offs and pricing worksheets with estimation team as required. - Upon an award of contract, performs job file set-up. Marks and prints plans and forwards to Production department with job file set-up and a written explanation of scope of work included in contract. - Reviews contract verifying scope and contractor conditions. Marks up a copy of the contract with notes as necessary and forwards to the corporate office for review: upon approval, forwards to the Director of Sales for review and execution. - Prepares submittals and forwards to the contractor for review and approval: upon approval, forwards approved submittals to production and purchasing. Communicates with General Superintendent to address any questions or concerns. - Confers with Production team to assess requirements regarding scheduling, manpower, materials, deliveries, equipment and machinery, and logistics at the start of a project or for each new scope of work. - Confers with manufacturer representatives, lift and scaffold suppliers and general contractor Superintendent to resolve construction problems and improve construction methods. - Without necessarily being an expert, should make an effort to understand the technology and materials being used in order to understand and question requests coming from architects and contractors to evaluate what is reasonable or possible. - Interfaces with general contractor or customer to address questions or concerns with application procedures, scheduling or quality of work. Initiates timely documentation to the contractor concerning job site conditions and issues in order to prevent conflict or delay. - Consults with clients, vendors or other individuals to discuss and resolve issues. - Anticipate and catch deviations from the plan or schedule early and minimize our exposure and risk on projects by taking immediate corrective action. Prepares or reviews reports on progress, materials required, production rates, and job site visits. - Documents progress, problems, field issues and concerns through written and photo documentation. - Must be courteous and polite in written and oral communication, and be able to get the message across in a non-confrontational manner in one-to-one situations, small groups, and before large audiences. - Time permitting; attends and contributes at weekly production meetings. - Confers with Operations Manager on monthly billing projections and evaluates billings vs. job costing/set-up. - Follows up with clients, when necessary, regarding unpaid invoices.
Experience & Knowledge
    Experience working the construction industry is a must.
Education
    BS preferred but not required
